Smoke/Carbon Monoxide Detectors
Residential
Smoke Detector/Carbon Monoxide Alarm Inspection
Any
time there is a change of occupancy of a 1 or 2
family house (by sale, lease or rental),
New Jersey Administrative Code 5:70-2.3 requires the owner
to obtain a Certificate of Smoke Detector and Carbon Monoxide
Alarm Compliance (CSDCMAC). Vernon Township also requires
the completion of a re-occupancy checklist prior to the
CSDCMAC inspection.
| If
you have no smoke detectors and or carbon monoxide
alarms, install them immediately. |
·
For 1 and 2 family residences, built prior to 1977
these can be battery-operated detectors, available
at local hardware stores.
·
Obtain the smoke detector/carbon monoxide alarm
handout from the Vernon Township Fire Prevention
Office. A fire prevention specialist can answer
any questions you may have.
·
Install the smoke detectors/carbon monoxide alarms
in the recommended locations in the house.
·
Follow the last 3 steps below.
|
If you have existing battery-powered smoke detectors. |
· Install carbon monoxide alarms as required.
·
Follow the last 3 steps below.
|
If you have (or ever before had) interconnected
or hard wired smoke detectors. (Interconnected
smoke detectors all sound at once if any one detects
smoke. Hard-wired smoke detectors are powered by the
electrical system with battery back-up. You may have
interconnected or hard-wired smoke detectors if the
house was built after 1977 or if the wired system
was required during a remodeling or expansion.) |
· The wired smoke detectors MUST BE operational.
If you removed them or replaced them with battery-powered
smoke detectors for any reason, call an electrician,
and get them back into service. Once wired smoke
detectors have been installed, the house must forever
be protected by wired smoke detectors.
·
Install carbon monoxide alarms as required.
·
Follow the last 3 steps below.
|
If you have a central station fire / smoke / security
alarm. (This is a system that automatically sounds
an alarm at an alarm company.) |
· You must have the instruction manual handy, the
person who admits the Fire Prevention Specialist
must have a working knowledge of how the system
operates (so it doesn't send a false alarm when
it is tested), and there must be ready access to
the control panel.
·
Follow the last 3 steps below.
|
·
Complete the re-occupancy checklist application and submit
it with the appropriate fee to the Fire Prevention Office
in order to schedule the inspection.
·
Arrange for someone to be home to admit the inspector.
Install fresh batteries.
·
The inspector will test the smoke and carbon monoxide
alarms. A Certificate of Compliance will be issued if
all is in order. If not, a Notice of Violation will be
issued. You must correct the problem and schedule a re-inspection.
New Jersey Administrative Code prohibits re-occupancy
until the Certificate has been issued.
Commercial
Fire Prevention Inspections
The
Fire Prevention Specialists inspect all of Vernon Township's
commercial buildings annually for compliance with the
provisions of the New Jersey State Fire Prevention Code.
Vernon Township also requires the completion of a re-occupancy
checklist prior to the re-occupancy of commercial buildings
by sale or lease.
